ZPI owns more than $180 million of commercial space throughout the Southeast and continues to aggressively acquire new properties. We emphasize a quick response, usually 30 days to close, and cash payment on every deal.

Our innovative approach to real estate allows us to consider most types of multi-tenant commercial property. With capital in hand, we are actively seeking to expand our holdings.

Since 1991, ZPI has transacted over 4.2 million square feet of office, retail, and light-industrial properties. Our speed and liquidity have enabled us to close nearly all signed contracts. Owners who submit properties for review can expect a timely response and broker protection. Because we are principal buyers we do not take a commission. The following investment criteria suggests the types of properties we are interested in acquiring.

-  Multi-Tenant retail, office, or flex properties

-  Southeast and Mid-atlantic

-  Distressed, REO, or value priced assets preferred

-  Non-performing note sales are encouraged

-  Portfolios encouraged

-  Opportunity to add value is a must, except in the case of superlative assumable non-recourse financing

-  Can close cash up to $30,000,000

-  Deal size should range in the 30,000 sf - 400,000 sf range or $1,000,000 - $30,000,000 range

-  JV or "rescue capital" considered

-  Value-add self storage opportunities welcome

-  Development or Redevelopment opportunities

-  No committee, quick decisions on all deals

Development is a natural evolution and expansion of the redevelopment that ZPI has been involved with for years. A team of professionals with diverse backgrounds and specialties allows for a fully integrated approach to development. ZPI brings to this effort a wide array of resources, from financial strength and stability to strong tenant relationships. We know our properties and their communities well, we are committed to bringing together tenants that complement each other, and as always our property management skills are second to none.
