THE OPPORTUNITY

Due to ZPI’s unique staff size, which is small relative to the large volume of transactions that we consummate, interns are exposed to variety of real world commercial real estate applications.ZPI interns will also work with multiple commercial asset classes, including self storage, retail, and office/light industrial.Therefore, the education gained by ZPI interns is invaluable and difficult to replicate in a scholastic setting.

The internship program allows participants to gain experience in dealing with situational demands and strategic planning.Complex concepts and vernacular are put into practice.Interns become well rounded and able to speak knowledgeably about the commercial real estate industry and employ successful methodologies.

Interns will also learn how to network within the commercial real estate industry, ZPI’s reputation lending further resume credibility and opening doors to networking opportunities.

ZPI’s Chief Operating Officer/Director of Acquisitions and also the Director of Leasing are former interns of the company.

SUMMARY OF JOB DESCRIPTION AND FURTHER LEARNING OPPORTUNITIES

Leasing and Acquisitions:

The intern will assist ZPI with essential implementable deliverables that will help the leasing and acquisitions departments with decision making by improving the quality and availability of key data and resources.

The successful candidate should have the desire to become more knowledgeable and valuable in regard to commercial real estate leasing and acquisitions.This internship will focus on the asset classes of retail and office, with some exposure to self storage.

  • Design, create, and implement a tracking/recording system and process for acquisition candidates.This helps ZPI manage the acquisition process and provides the intern a baseline of understanding of the property classifications evaluated for our carefully handpicked portfolio.
  • Research and report on alternative uses for property vacancies.This stimulates critical thinking about the end users for commercial properties, the heart of the income and value proposition.
  • Improve ZPI’s sales tracking output/presentation for owned properties and also for evaluated but un-owned properties.Tenant health is a driving variable for both income stability and attractiveness of an asset on the capital market.
  • Research last 3 years of rental rates and vacancy percentages at owned properties and create an output/presentation to track this.
  • Create Index Page for Leases.Operational efficiencies allow greater productivity for ZPI.
  • Help combine all of our leases into one document throughout portfolio - one for shopping centers and one for office.Over the years ZPI leases improve as we learn from our mistakes, successes and the successes of others.Our leases are in need of consolidation, ensuring key rights and protections are included universally.
  • The intern will have the opportunity, if desired, to learn acquisition modeling (Argus or Excel, depending on product type).Many successful real estate professionals begun their careers as analysts.Our models are extremely inclusive and allow the creator to learn assets thoroughly.
  • The intern will participate in overnight travel to visit acquisition prospects, at least one time during the summer.Real estate exists in the built world.Although it is evaluated often on paper, it is important to gain an understanding of the positioning and relevance of assets, on the ground.

REPORTING RELATIONSHIPS

Assistant Director of Acquisitions will schedule, coordinate, and implement the summer internship program.Directives and goals will be handed down to Gordon and Alec by the department heads of each internship division.

INTERNSHIP REQUIREMENTS

Education: Applicants should either be a rising Junior or Senior and must be pursuing a 4-year college degree.

Experience:0 – 2 years.

Excellent written, organizational, prioritization, and oral communication skills.

Familiarity with research/information web-based databases.

Must be a self-starting motivated person who enjoys meeting and establishing relationships.

Willingness and ability to travel, however infrequently.

Some relevant coursework is preferable.

Must be computer savvy, including the use of Microsoft Office Products such as Excel, Word, and Outlook.

Must be a dynamic individual with the ability and skills to represent the company as an ambassador of its capabilities.

TIME COMMITMENT

ZPI interns work approximately 35 hours per week, for 12 weeks.There is flexibility with beginning and end dates.
