Operations Coordinator

Ziff Properties, Inc. (ZPI) is seeking an Operations Coordinator to support the company’s growth initiatives and manage day-to-day operations of our office and light industrial business sector.


Ziff Properties, Inc. is an entrepreneurial real estate firm with focus on the southeastern United States, engaged in the development, acquisition and ownership of shopping centers, office buildings, flex centers, Self-Storage and light industrial properties.

ZPI currently employs 28 team members in our Mount Pleasant, SC office. The Operations Coordinator is responsible for supporting day-to-day business operations and reports directly to the Director of Operations. This is an excellent opportunity to work with other ZPI departments, field personnel and contribute to the overall company’s success. This individual will play a key role in building operational standards, overseeing new store openings, and helping to achieve the company’s revenue and profitability goals. They will be expected to work closely with other departments and act as liaison between field operations and corporate headquarters.


Assist the Director of Operations in the creation, supervision and administration of company policies and procedures.

Assist in planning, implementing and evaluating new store growth strategies aimed to scale field operations, taking into account both short term and long-term goals.

Support management with sourcing, negotiation and ongoing administration of new vendor contracts.

Assist department manager with new teammate onboarding and training.

Conduct ongoing property evaluations to identify strengths, weaknesses, and future growth opportunities.

Make recommendations for improvements based on insights, best practices and random site visits.

Assist in creation of annual budgets and complete property financial analysis of operating results and provide monthly reports to senior management.

Work closely with Marketing and Field Operations to gather intel of market changes and site performance to make accurate and timely management decisions on revenue.

Provide onsite assistance to facilities that are experiencing staffing challenges and/or emergency situations.

Coordinate a variety of special projects related to strategy and operation.

Manage new store on-boarding procedure with ZPI department managers.

Collaborates with other business units to support their initiatives and goals.


A Bachelor’s Degree in Business Administration or comparable education background.

Minimum 2 years site management and customer service experience within the real estate industry, preferred.

An understanding and proven track record of optimizing economic and physical occupancy, expenses, and net operating income.

Must be able to perform independently and excel in a results-driven environment.

Must be able to travel to every store and other designated locations as required to attend conferences and events. Travel may include few nights per month (2-3 days a month).

Ability to multi-task and prioritize projects without compromising quality or timing.

Strong leadership, management, computer skills and attention to detail.

Excellent verbal and written communication skills, including ability to effectively present ideas and report to internal and external partners.

Demonstrate a cooperative attitude and willingness to assist other teams as needed.


Understanding of best practices in the Self-Storage, FLEX, light industrial or hospitality industry

Ability to review, analyze and interpret information as well as trouble-shoot to solve problems.

Ability to provide prompt and courteous customer service.
